We all have our political beliefs, and it’s natural to wonder how election results might affect our economy and the real estate market. But when it comes to making decisions about buying or selling property, it’s important to keep things in perspective.
There’s no question that elected officials can influence economic conditions. Government policies involving taxes, spending, regulations, and housing can all affect the real estate market. However, the economy is much more complicated than simply which political party happens to be in office.
History has shown us that real estate markets experience both highs and lows under Democratic and Republican leadership. We’ve seen periods of rising home values, declining sales, historically low mortgage rates, and much higher borrowing costs under administrations from both parties.
Mortgage interest rates, for example, are influenced by inflation, economic growth, financial markets, and decisions made by the Federal Reserve, which makes monetary policy decisions independently of the White House. No president has direct control over mortgage rates.
The same is true for home prices. Supply and demand, local employment conditions, population changes, construction costs, and available housing inventory all play important roles. And what happens nationally doesn’t always reflect what’s happening in our local Northern Neck real estate market.
So, what does all of this mean if you’re considering buying or selling property?
Simply put, don’t allow politics to become the deciding factor in a major personal decision.
People buy and sell real estate for all sorts of reasons. Families grow, children leave home, jobs change, parents die, retirement approaches, and lifestyles evolve. Some people are looking for their first home, while others are ready to downsize, purchase a second home, or invest in land.
These needs don’t disappear because an election produces a result we may or may not have wanted.
Certainly, it’s wise to consider current interest rates, property values, affordability, and your personal financial circumstances before making a decision. Sometimes waiting makes sense. Other times, moving forward is the better choice.
At Bay River Realty, we believe real estate decisions should be based on your individual circumstances, your goals, and the opportunities available in the market—not predictions about which political party might improve or weaken the economy.
Elections come and go. Markets change. But life goes on.
And when the time is right for you to buy or sell, we’re here to help you make an informed decision.
