That’s a smart question—because living in our beautiful coastal region means enjoying scenic waterfronts and peaceful landscapes, but also being prepared for storms and flooding. Each year from June to November, residents of the Northern Neck brace for Atlantic hurricane season. While this picturesque peninsula, nestled between the Potomac and Rappahannock Rivers, may seem serene, its low-lying geography makes it especially vulnerable to storm surges, flooding, and high winds. Preparing for hurricanes isn’t just recommended—it’s a necessity.

Understand Your Property’s Risks

  • Know your flood zone — you can look this up through FEMA or ask your agent.

  • Check if you need flood insurance. Homeowners insurance does NOT cover flooding.

  • Look at elevation, drainage, and proximity to water. If you're shopping for a home or own one near a creek, river, or low-lying area, you may need to take extra precautions.

  • Common risks in our area include:

    • Coastal and river flooding from storm surge

    • Wind damage from tropical storms, hurricanes, or tornadoes

    • Power outages lasting days or more

    • Road closures due to downed trees or flooding

Stay informed by monitoring weather reports via NOAA, the National Weather Service, or local news outlets like WRAR. Review property history and flood risk when moving to a new area.

Create an Emergency Plan for Your Household

  • Designate an out-of-town contact in case local lines are down

  • Agree on evacuation routes and shelter locations before the storm

  • Make a communication plan for how to check in if separated

  • Plan for pets — not all shelters accept animals, so check options in advance

Don’t leave these decisions for the last minute. Planning ahead can make a huge difference!

Build a Storm Emergency Kit

  • Water — 1 gallon per person per day

  • Non-perishable food

  • Flashlights (with extra batteries)

  • Battery-powered or hand-crank weather radio

  • Secure outdoor furniture, grills, and anything that could become a projectile in high winds

  • Clean gutters and downspouts, and inspect your roof

  • Install storm shutters or board up windows

  • Anchor boats and check dock lines

  • Use sandbags and sump pumps if you live in a flood-prone area

Realtor Reminder: If your home is a vacation property or second home, make arrangements with a local caretaker or property manager to secure the home when you're not around.

Know Your Evacuation and Shelter Options

Know your local evacuation zone by visiting KnowYourZoneVA.org. The Northern Neck includes parts of Zones A through C, depending on proximity to water.

If evacuation is ordered:

  • Leave early to avoid traffic and worsening conditions

  • Follow official routes; do not take shortcuts through possibly flooded areas

  • Inform someone of your destination and expected arrival time

After the Storm: Stay Safe & Document Everything

Once it’s safe to return:

  • Take photos of any damage before beginning cleanup

  • Watch for hazards like downed power lines or waterlogged foundations

  • Contact your insurance agent ASAP if there is damage

  • Check on neighbors, especially seniors or those with limited mobility

Helpful Hint: Keep “before” photos of your property on file — it makes insurance claims go faster.
